They just changed their algorithm on us and the last two years revenue projections, retroactively. The change resulted in revenue projection reductions of 60%, again retroactively. For example, they said $100 in June 2023 last year, and now they say they said $40 in June of 2023. They told me this was an enhancement 😂. I love it, you're a data analytics organization, you make a total error by counting blocks as bookings, and tell me it's an enhancement when you fix it That should revolutionize software regression testing 😂. I cancelled our sub, it's worthless in my book.

I have 3 bedroom house. 1 king bed, 1 queen, 2 twins. So 6 people can sleep. Then there is 1 futon and 1 sectional . Can i charge extra if people want to sleep on it? I ll buy pillows and blankets, sheets for it but want to know if we can charge for it as regular bed.

Good video & interesting software. I think putting a photo of your high speed internet is actually a good idea. You can pretty much assume guests don't know anything about your listing except what they saw in the photos. If you consider that fact in every listing you create you'll have better listings. Also, why answer questions over messages when you can answer it in a photo? I want 99% automation.
I recommend putting the wifi speed in the title, easier to see.
If you are using price labs and don't want to charge a cleaning fee as you mentioned, how do you build that into your pricing with the daily fluctuations?
You factor that in when calculation your minimum price. Remember that it is not what you would like to charge, and it is not the base price. Instead, it is the price you would begrudgingly take if the alternative is no reservation.

I have two critiques of your feedback. The first is I would not document acknowledging confirmation of the issue until I have seen the issue myself, otherwise Airbnb will use your message to pretty much confirm that the claim the guest made was accurate and true. Second, I’ve added in my house rules that a guest must have downloaded the mobile app and reply within 6 hours of each of our messages during their stay. I also state that due to the property age there could be pests, including roaches , ants, etc. these things happen in $M homes that have full time maids! All my properties are in the southeast where it’s super common to have pests enter the house even when we keep the place clean and treat for pests monthly. I also state that we do clean and sanitize before every visit but we can’t guarantee there wont be any dust, cobwebs, or hair specifically. Guest agree to your house rules and the drones at Airbnb support are trained to follow checklists. I’ve won all my disputes by pointing to my house rules and saying that the first fact did break my house rules by not replying to me with my request to resolve the issues and they agreed to the property based on my house rules, so therefore they can’t get a refund for what they agreed to. Yes, take the complaints serious but unfortunately I’ve had to over optimize for guests who know how to wiggle their way out of a reservation because of a single hair.
Have to admit smart locks have been the number 1 headache for me both as a guest and a host. They all suck, and I'm always nervous they will not work. I accept that good o'l fashioned lock box and key is not quite as secure, but I sleep far better at night.

I had a Airbnb rental. The Host was upset I didn’t take out the trash. I ate on a singular paper plate. She wanted me to take out her whole garbage bag for that paper plate. She then left a review of me the one who stayed saying I destroyed her blanket and wanted to charge me $180 for the trash and her blanket. So I take photos on arrival and departure. I left a day early and was just going to leave her with night that was already prepaid for. Welp thanks to that lady trying to be smart Airbnb sent me the entire booking amount I paid and then some. She then dm me multiple times talking about Jesus and her family I told her if I got even one more single email I would seek legal action. She was very wild I wonder if she was removed from Airbnb.

This list seems to be curated for male guests and not female. For example: I would not book or rent a house with a shower head like in this picture! Women only like rain showers if you can switch to a normal additional shower head that can be placed lower or one that can move down! It's a nightmare if you have to wet your hair with every shower you take.

This is an older video, so I'm not sure if you'll be checking these comments, but here's a question: would Airbnb allow me to put text on the photos itself? My idea is to put short comments like 'Best mattress ever!' with the accompanying five stars and the reviewer's name on a photo of the bedroom, for example.

I have a BLT on one of my properties of 9.5 days, rounding up to 10 days this would mean at 10 days if i'm at 50% discount but is that enough time for it to have any affect? (hosting 12 months in this property) 2.5 hr drive to get to town Then I have another property that has a BLT of only 5 days, it is suburban, have been hosting in this property for 14 months. both have had price labs up and running from nearly day one. does this mean that I should be discounting further out to try and increase the BLT, or does it suggest that I am priced to high and hence am only picking up bookings in the last 30 discount period? any help would be greatly appreciated.
Yes, that could be the case. If you're receiving half of your reservations before the next 10 days and those guests are booking because of the discounts, consider lowering your price a little and see if you get some future bookings. A 'normal' listing has a 30 day BLT. Remember that I'm only looking at the last 3 months BLT

Hello, when using PriceLabs, do the prices on the Airbnb calendar sync automatically both ways, or do we have to adjust the prices on Airbnb manually? I'm currently using the free trial, and it seems not to update the Airbnb calendar. Lol
PriceLabs does an overnight update of prices if you have the listing sync'd I believe there's also a sync now button

If Booking lead time is based on your past 3 months data, wouldn't your adjusted priced be the same? Also wouldn't seasonality of the past 3 months also matter?
Seasonality matters. about half of markets have the same BLT all year
you said 50% of bookings should come before 30days and 50% after, but then you said at 30 days you want to be 50% booked at 2:01 Isn't it also possible to be 100% booked until 30 days, and have 30 days booked after that point?
1)Our BLT from the past 3 months shows that 50% of bookings came before/after 30 days. That means that right now you want to aim for a 50% occupancy in the next 30 days (you can have 3 reservations filling up this weeks and a couple more reservations sprinkled here and there) that's your goal. If you're under that number you can apply some discounts to get the reservations for example. 2) It's possible to be 100% booked for the next 30 days but that means you could be underpriced and you should increase your price in those far out dates.
